Opportunity knocking for commercial real estate development

Business Parks offer an incredible opportunity for towns like Windham to attract companies with good paying jobs and to provide a stronger and well-diversified commercial tax base for the town.

The Quarry Ridge Business Park is conveniently accessed via Enterprise Drive in Windham just off Roosevelt Trail/Route 302. This Business Park is a Grondin Family investment in Windham.

Currently, there are two adjacent commercial lots available for purchase and development, Lots 10, 4.13 +/- acres & Lot 11, 3.70 +/- acres on Enterprise Drive.

Quarry Ridge Business Park is located on about 1,000 acres of land and is poised to become a commercial business park center and future commercial tax base for the Town of Windham. Phase 1A was built in 2004 and was anchored by Genest Concrete products and LaValley Lumber Building Supply. The LaValley property was acquired by Tube Hollows International in 2012. Phase 1B was approved by the town of Windham in 2006 and since then mining of the gravel pit and quarry has progressed enough to leave behind flat buildable lots available for industrial use. The entire development is served by public water, electricity (including 3-Phase) and natural gas. The Grondin Family is working on another phase of additional commercial lots as well and new lots should be available in the future.

Enterprise Drive, Bedrock Terrace and Storm Drive have several businesses from retail, office, service, manufacturing, engineering, and public storage with many valued business owners, their employees and customers.

There is an existing MaineDOT traffic movement plan in place that will eventually include a much-needed traffic signal at the intersection of Enterprise Drive and Route 302. It is certainly time to review the traffic patterns and find a way to incorporate signalization at this high traffic intersection via a collaboration with the stakeholders; the Business Park Owners, the Town of Windham and the MaineDOT.

Danielle Drive is a Business Park off from Route 302 across from Varney Mill Road in Windham. This Business Park was developed by the Windham Economic Development Corporation when Bill Tracy served as its Executive Director. This is a small Business Park in the C3 Commercial Zone.

At that location, there have been recent sales of existing commercial buildings over the past two years to a Landscape Company and a Building Contractor. It appears that there is only one undeveloped lot left in this development.

On Gambo Road off River Road in the Windham Industrial District, there is a 12 acre +/- acre parcel available for purchase in this Business Park. This looks like a prime location for a business or businesses looking to be based in Windham and have easy access to North Windham, and the towns of Gorham and Westbrook.

The Town of Windham also has other parcels of land listed for sale that offer development, although many in the C1 District have been going down the multi-family development path. Windham certainly has an opportunity to pursue additional Business Park development and being creative with incentives and/or fast tracking may need to be considered. 

Millions of dollars in new investment could be coming to Windham Business Parks in the coming years. The commercial tax base it generates can provide the Town of Windham with a valuable commercial tax base to help provide additional infrastructure and services to the residents of Windham, as well as to provide good paying jobs for residents.
